Developers responding to demand for indoor parking

Apartment tenants are increasingly looking for parking spaces other than in a large lot where their cars can be covered with winter snow. That demand is leading to a surge in construction of indoor parking spaces.

One recent example comes from Ellicott Development, which told the city Planning Board it's changing the design for 960 Busti to include a ramp to a modified basement.

"It's a nice amenity to provide to the tenants of the building, whether they be commercial or residential," said Development Director Tom Fox.

"Given our climate, given the location of the building on the river, near the lakefront, to be able to provide someone the ability to drive into the building, get out in a comfortable tempered space to allow access to the elevator and up to their residence."

Ellicott is also developing a project at Elmwood and Delavan where most spaces will be under cover although not enclosed for cost reasons.

Trautman Associates architect Timothy Rider says it's one of the most sought-after amenities. He's designing a parking ramp as part of the Queen City Landing project on the Outer Harbor.
